01Infrastructure
The world-famous Abanotubani sulphur baths, Narikala fortress, the Juma mosque, a synagogue, and an Armenian church all stand on the same street. Countless Georgian restaurants, souvenir shops, and art galleries line the lanes. Rike Park with its concert hall sits along the riverfront.
02Transport
Avlabari and Liberty Square metro stations are both nearby. The area is compact and most places are reachable on foot. Buses and minibuses run along the embankment and Kakheti Street.
03Housing and prices
Historic houses with ornate wooden balconies and inner courtyards — authentic Old Tbilisi style. Almost no new residential buildings due to the density of the historic fabric; developable sites are scarce. Well-maintained properties start from around $2,000 per sq m.
04Schools and kindergartens
Several city schools are within walking distance. Given the district's tourist character, many families prefer neighbouring quarters with more established school infrastructure.
05Safety and atmosphere
A tourist zone with CCTV and regular patrols. Safety is high, but tourist traffic keeps the area lively until late in the evening.
